Background

St Vincent’s Private Hospital Fitzroy (SVPHF) is a private hospital owned and operated by St Vincent’s Health Australia. Located in the heart of Fitzroy, the hospital is an industry leader in cardiovascular, neurosciences, maternity and gynecology services in Melbourne. Delivered across multiple stages, the redevelopment included a major new building, refurbishment works to deliver an additional 144 inpatient beds, 6 operating theatres, day oncology, day of surgery, maternity hub, new ICU, consulting suites and CSSD.

Johnstaff's role

Johnstaff provided Project Management and Superintendent services from feasibility through to the handover, commissioning and expiry of the defects period.

Addressing the issues

The development is located on a very constrained and complex site with significant heritage and latent condition risks. Johnstaff led the de-risking of the site through detailed site investigations, early engagement with heritage and cultural consultants, utility providers, tenants, and adjoining property owners.

Johnstaff liaised with SVHA and the consultant team to work through a complex town planning approval process, which included a VCAT appeal, to navigate significant heritage and urban design challenges to ultimately obtain the Planning and Heritage Permits.

Latent condition risks (historical and cultural archaeology) were high and Johnstaff recommended to SVHA the adoption of a hybrid procurement strategy comprising of ECI, Construction Management and Design and Construct Contracts, which allowed for early identification, and therefore management strategies to address and de-risk the site risks.

Multi-staged development to maintain existing hospital operations during construction.
20,000m2 (new build and refurbishment) delivering additional 144 inpatient beds, 6 operating theatres, ICU, DOSA, maternity hub, consulting suites.
