To design and fit out the RGA reinsurances new office at 420 George Street, Sydney, NSW.

Background

It was a fundamental requirement of RGA that the extremely aggressive programme was adhered to. Accordingly, Johnstaff proposed an early Contractor Involvement (ECI) approach to works alongside the design team but also to streamline the procurement process and have the contractor onboard to support the design journey but also place orders for long lead items.

Johnstaff provided both Project Management and Construction delivery services for the refurbishment of the full floor at 420 George Street.

Johnstaff's role

Johnstaff was appointed to provide an integrated ProjectManagement and Construction delivery service for the full refurbishment, with the delivery model being a collaborative Traditional Approach that utilised Early Contractor Involvement.  Our team developed a staged implementation programme and led a series of long lead items packages whilst managing the final design process.

The site was received ‘’cold shell’’ meaning additional fit out works were required (as to what would normally be received) to complete the project and involved considerable coordination with the landlord and their in situ contractors.

The site works were completed in 11 weeks to allow RGA to remain in their existing office before migrating across to the newly finished space.

Addressing the issues

It was acknowledged that all RGA staff and business groups did not require any client changes or had any complaints about the project upon completion of the project.

Programme was the greatest challenge, but the project was delivered on time and on budget to a very happy client.

ECI contract form adopted to engage the contractor in the design process.
Programme delivery achieved through a collaborative team effort.
An integrated approach to design and coordination between the client, design, PM and Contractor teams.
