Amana Living is one of WA’s largest not-for-profit providers of integrated care services for older people. In 2017, the Board approved funding for the Kinross Care Centre Redevelopment project.
The project is situated across a 1.3ha site and required partial demolition of the existing facility and provision of temporary facilities during construction to maintain operations. The new facility comprised of a 96-bed multi storey residential aged care facility and day club, including ancillary spaces, services, car parking and carefully considered landscape spaces.
Johnstaff were initially engaged to assist with site Master Planning. This work identified a preferred option which then informed the business case. Following funding approval, Johnstaff were engaged to provide full Project Management and Superintendent service, to deliver the project.
A key brief requirement was to achieve a high level of operational efficiency whilst optimising the experience of residents. Numerous concepts were prepared and interrogated before arriving at a final agreed solution.
A key requirement of the procurement selection process was to minimise risk exposure. Johnstaff assisted with briefing Amana Living’s legal advisors regarding preparation of Special Contract Conditions.
The tender prices came in over budget. Johnstaff lead a value engineering exercise that yielded a $2.5m reduction without compromising the design outcome or quality standard.
