Heart of Willoughby is a collaboration between Club Willoughby and Hyecorp Property Group on a circa 15,000sqm land holding only 5kms from Sydney CBD and located on Sydney’s lower North Shore. The Club will retain the freehold and Hyecorp will be the developer, designer, and builder then once complete, operate the precinct under Hyegrove and Hyecare.
The club will be provided with a new three storey premise including commercial floor and a new memorial garden. It will also benefit from a percentage of ongoing income derived from the Independent Living Units in perpetuity. Hyecorp will be provided with 7 retail shops, 126 ILU’s and a 47 Bed Retirement Aged Care Facility.
The residents will enjoy concierge services, on-site building manager, daily activities, dining facilities, indoor swimming pool, gym/Pilates studio and care with registered nurses on site 24/7. The scheme will have extensive underground parking over 3 levels, a through site pedestrian link and 2,000 m2 of curated landscaped gardens.
Hyecorp initially engaged Johnstaff in a Project Director capacity to complete a staging options report for the construction phase. The original plan was to keep the existing club operational whilst the new was club being constructed, effectively two stages.
Johnstaff considered a long list of staging options then completed detailed cost, programme and SWOT analysis on short listed options. Johnstaff were able to demonstrate the impediment to both parties from completing in two stages, discount temporary club options both on-site and off-site and the benefits to both parties from a one stage construction phase.
Johnstaff engagement was then extended to provide further Project Director services including reviews of the Development Agreement, inputs to develop the Principal Project Requirements (PPR) and design guidelines, construction budgets and cost plans, construction programmes, general strategy for detailed design development, specialist consultant briefs and deliverables, specialist consultant procurement, attendance at design meetings, reviews of design outputs including the new club, assistance with Section 4.55 Planning Modifications and attendance at meetings with the Club Management.
Johnstaff helped to with risk mitigation measures and the assembly of a well credential team capable of developing a coordinated detailed design on a complex site of ahead of the For Construction documentation and procurement of trades sub-contractors.
Johnstaff involvement concluded once the sod turning ceremony was held at the end of August 2022 and works commenced on site shortly after. The construction phase is expected to conclude in 2025 with all Independent Living Units having been sold at market leading rates per m2.
