Port of Brisbane's objective was to build upon its strong track record of high-quality industrial projects, responding to the rapid economic growth in South-East Queensland. Through close collaboration with all stakeholders, the successful delivery of the Electrolux facility further reinforced the Port of Brisbane’s reputation as a leader in industrial infrastructure.

Background

Electrolux commissioned a purpose-built distribution centre at the Port of Brisbane to support its strategic expansion across South-East Queensland. The facility, located within the Port West Stage 2 industrial estate, was designed to streamline logistics and enhance supply chain efficiency, leveraging its proximity to key port infrastructure.

The project aimed to deliver a benchmark industrial facility that aligned with Port of Brisbane’s commitment to sustainable development. The result was a 22,000 square metre warehouse complemented by a distinctive two-storey timber-structured office and dock office. Notably, the office includes a commercial showroom, showcasing Electrolux’s product range in a premium setting.

Johnstaff's role

Johnstaff was initially consulted during the feasibility phase of the Electrolux distribution centre project, supporting Port of Brisbane Pty Ltd in assessing the viability of a high-performance industrial facility. As the project progressed, Johnstaff’s role expanded through the pre-design phase and continued across construction and into the Defects Liability Period.

Throughout all stages, Johnstaff provided comprehensive client-side project management services, including stakeholder coordination, design management, contractor procurement and management, construction oversight, and managed the practical completion process. A key focus was managing the Green Star certification process to ensure the facility achieved its targeted 6 Star rating - an essential outcome for both the Port and the tenant.

Addressing the issues

Delivering a 6 Star Green Star industrial facility within a tight 12-month construction program presented several challenges that required strategic and agile project management. Achieving the Greenstar rating demanded rigorous design compliance and careful feasibility assessments around material sourcing. Johnstaff worked closely with the design team and sustainability consultants to ensure all certification requirements were met without compromising the program. Early procurement of the warehouse structural steel was also critical, with Johnstaff facilitating the fast-tracked design approvals to enable timely tendering and material acquisition.
