The Docklands Primary School is a multi-storey educational facility incorporating an early learning centre designed to provide much needed social infrastructure in the neighbourhood.
The built form centred on flexibility and adaptability of spaces to cater to different learning and playing styles.
The Victorian School Building Authority engaged Johnstaff to provide both Project Management and Contract Superintendent Services. These ranged from tendering to selecting builders through to project completion and defects liability period.
An early learning centre was added to the project following contract award, adding another level to the facility. Johnstaff was also required to manage the design and contract negotiation and amendment for the early learning centre.
The project contract was based on a two-stage Design &Construct methodology. This involved extensive value management to meet strict budget and scope requirements.
Due to the complexity of the site and land acquisition requirements, Johnstaff managed an extensive coordination of various private and government stakeholders to reach favourable outcomes for all. This included outcomes regarding in-ground contamination, which involved assisting with assessing the party responsible for the cost of site remediation.
Johnstaff worked closely with the Victorian School Building Authority, consultants and the nominated builder to develop design changes and construction sequences. These considered value management and programme objectives, as well as the addition of the early learning centre.
