The office is situated in central Geelong, within the emerging ‘Insurance Precinct’, on a constrained 4250 sqm site. The project was designed by Woods Bagot and provides A-grade office accommodation over six upper levels, and a three-level basement carpark. Johnstaff was engaged to provide Project Management and Cost Management Services from concept design through to building handover.
The contractual arrangements for the works were complex and separated into three main contracts: Agreement for Lease (AFL), Base BuildingD&C Contract, and Fitout Works Construction Management Agreement.
In addition, each consultant was engaged under two separate agreements: Base Building (novated) and Fitout Works. Johnstaff carefully managed communication and contract administration to ensure the delineation between contracts was clear to all parties.
This exemplary project achieved an industry leading 6 Star Green Star and 5 Star NABERS rating, with the key environmental innovation being the use of thermochromic glazing. One of the key challenges with this project was managing the heritage and archaeological significance of the site.We commissioned a detailed archaeology report to detail 2,988 artefacts found and registered during excavation.
The history of the site and its importance to the foundation of Geelong is now part of the public record, with artefacts on display in the building’s lobby.
