The Bulli Hospital and Aged Care Centre was jointly funded by the NSW Government and IRT Group in a joint venture approach. It comprised the construction of an integrated health and aged care facility on the existing Bulli Hospital site. Project scope included:
Johnstaff were engaged by both Health Infrastructure and IRT Group as the Project Manager for both the planning and delivery phases from the initial project brief through to handover and commissioning.
Planning for and delivering an integrated facility with a different brief from each client posed significant challenges. Johnstaff played an integral role in stakeholder management and development of a shared services plan and delivery model that met the objectives of both parties.
Defective wall lining and waterproofing works identified during construction resulted in the demolition and re-building of 60 bathrooms within the aged care portion of facility. Johnstaff implemented dispute resolution processes and successfully negotiated an agreed outcome between the contracted parties without litigation.
A large quantity of unexpected in-ground asbestos was encountered that resulted in a $6m+ variation claim and 6 months delay. Johnstaff implemented thorough quantification protocols and undertook strict Contract Administration sign-off processes to ensure a justifiable and fair outcome for all parties.
