AGL’s objective was to relocate into their new model of office workspace prior to the expiry of its existing lease.

Background

A strategic review of AGL’s offices in Melbourne, Sydney and Adelaide was undertaken concurrently, with our team running design committee workshops with selected personnel to contribute to the holistic workplace strategy report. The exploration and briefing process assessed AGL’s current and aspirational office, workstyles and culture. This allowed the development, in collaboration with AGL’s representatives, of more functional, contemporary and flexible workplaces.

This due diligence identified a requirement for 3,000m2 of office space in Adelaide. AGL had leased 3,997sq, with a pending end-of-lease decision to be made. AGL went to the market to understand the availability of suitable properties. After an extensive market search, several properties were shortlisted, and following further evaluation, 100 King William St, Adelaide, was selected as the preferred building.

Johnstaff's role

Johnstaff was engaged to provide Project Management and Superintendent Consultancy Services from feasibility through to building handover. Additionally, Johnstaff provided early project consultancy services during the market search and lease negotiations. These services included developing a preliminary project delivery strategy, setting indicative programme expectations, and reviewing the proposed budget and cost allocations for the project.

Addressing the issues

The scope of works for this project involved managing the design, documentation and fit out of approximately 3,000 sqm of new office in Adelaide. Following confirmation of the procurement model, the fit-out works were tendered to appropriate contractors and upon completion of the works AGL were relocated into the new space prior to their existing lease expiring.
