It was a fundamental requirement of Addisons to ensure the fitout adhered to the core values of the company, this was Addisons first move since the company started 147 years ago. Addisons is a Sydney-based company with 1office.
Addisons office fitout was 2,286 sqm across the whole of level 10 and part of level 9 at 2 Park Street in Sydney.
Both floors had been taken in a cold shell state, with subdivision works to be undertaken by the landlord prior to onsite construction. Due to the cold shell state there were “base building” materials already ordered and on site. The design team were tasked to incorporate the existing materials into the design to avoid excessive spending.
Due to ‘law firm’ layout individual and shared offices were incorporated into the design. Due to the offices and the operation/type of work Addisons produces it was important for Addisons to have a central hub for employees to socialise.
Johnstaff provided both Project Management and Construction delivery services for the refurbishment of L9 & 10 at 2 ParkStreet.
Johnstaff was appointed to provide an integrated Project Management and Construction delivery service for the full refurbishment, with the delivery model being a collaborative Traditional Approach. Our team developed a staged implementation programme and led a series of long lead items packages whilst managing the final design process.
The site was received ‘’cold shell’’ meaning additional fitout works were required to complete the project and involved considerable coordination with the landlord and their contractors.
The site works were completed in 17 weeks to allow Addisons to remain in their existing office before migrating across to the newly finished space over a single weekend.
The total project cost finished approximately $800k under budget and on programme.
It was acknowledged that all Addisons staff and business groups did not require any client changes nor did they have any complaints about the project at completion of the project.
The challenge at the start of the project was to ensure the budget was kept and met, due to this, an extremely detailed design with intuitive thinking to ensure contractor pricing was accurate. The design team excelled at this ensuring Addisons received the best value for money with design and material selection using alternative innovative choices, whilst still ensuring a premium feel. The contractor also applied site knowledge to reduce cost even further during construction.
