360biolabs provides specialist expertise and laboratory services for developing new therapeutics, vaccines and diagnostics in a quality-assured environment. This project involved refurbishing 3,000m2 commercial office space over two levels, providing new workspaces and PC2 grade laboratories including a PCR suite, chemistry and biology labs and lab support amenities.
Johnstaff was engaged to provide combined Project Management and Construction Management (CM) services to manage the design and construction of the refurbishment works under a fast-track delivery model.
Through a combined management and delivery model, we added value with a holistic focus on achieving the master programme, while managing landlord and town planning approvals, design finalisation and a staged approach to construction works. Early Contractor Involvement (ECI) services helped provide input into the design around buildability, staging and procurement considerations to help de-risk the project.
The introduction of Class 8 (Laboratory) facilities within an existing Class 5 (Commercial Office) building triggered several compliance requirements under the building code – requiring a full review of the existing building against current codes to determine extent of non-compliances. We worked closely with the project team to establish appropriate and satisfactory compliance outcomes to the building surveyor.
The site was an aged operational building with several unique constraints and latent conditions. Johnstaff worked closely with 360biolabs, the landlord and design team to manage these issues through an Early Works scope to rectify existing conditions, whilst the design was being completed.
