The objective for the project was to develop a highly sustainable asset that enhanced the CBD landscape and provided much needed office accommodation for the public sector

Background

Positioned above the Perth Underground station, at the corner of William Street and Murray Street Mall, 140 William® comprises three office towers above one level of retail, dining and entertainment.

With an GFA of 41,000sqm, the building is designed to be sensitive and responsive to its heritage surrounds with the refurbishment of the Wellington Street buildings along with the restoration of the Mitchell façade on William Street.

The 5.5 Star NABERS Energy rated office tower has been orientated and massed so that it is self-shading.  Unique enclosed and semi enclosed garden spaces are scattered throughout the floors to provide outdoor amenity to the various tenants.

Johnstaff's role

Johnstaff was engaged as independent certifier by both the above project proponents to undertake the following:

·       Periodic inspections to monitor progress

·       Liaison with key Stakeholders

·       Review of Contract documents to establish a checklist / process for determining Practical Completion.

·       Practical Completion certification.

Addressing the issues

·       Understanding highly complex physical and operational interfaces between the new development and surrounding built and urban environment, including Perth Underground Station and Murray Street Mall.

·       Ensuring that specified third-party requirements were addressed in design development, including in relation to the City of Perth’s Planning Approval Conditions.

·       Meeting tight timeframes for review and certification of complex design deliverables and technical documentation.

Outcomes

Ensuring that the design and construction of the development met specified requirements and ultimately, delivered an outstanding addition to the Perth CBD landscape.
Project involved multiple contracted parties and Johnstaff was able to meet all parties’ expectations to achieve project completion
Consistently met timeframes specified under the independent certifier agreement, including certification of achievement of Practical Completion
